What "Turnkey" Really Means in an Industrial Lease
Chandler Reed | 2026-10-17
A turnkey deal means the landlord delivers the space built to an agreed plan at no added cost to you. The details matter.
Get the scope in writing as an exhibit to the lease: office layout, restrooms, HVAC, warehouse lighting, fans, electrical outlets, and any door or ramp changes. Confirm the landlord covers permits, engineering, and the certificate of occupancy.
Make sure there is no allowance cap that leaves you paying a shortfall. And tie your rent start to substantial completion of that work, not a fixed calendar date.
A vague turnkey promise in an LOI can turn into a cost surprise in the lease.
