When Should You Start Your Industrial Lease Search?
Chandler Reed | 2026-10-18
Most tenants start too late. For an industrial space, plan on 12 to 24 months before your lease expires. Here is why.
Finding and touring space takes one to three months. Negotiating an LOI and lease takes another two to four. If the space needs buildout, permits and construction can add three to six months. New developments often lease up before delivery, so the best suites get committed early.
Starting early also gives you leverage with your current landlord. A renewal negotiated with real alternatives in hand looks very different from one negotiated with 90 days left.
If your lease ends in the next two years, now is the time to define your requirement and see what is available.
